Prior to listing our home for sale, my wife and I did some research and selected several realtors for a qualification interview process. Of the interviewed realtors, Allen Roth of the Roth Team came to the interview fully prepared to discuss a suggested listing price based on market research. We had been targeting a higher sale price and other realtors were more than happy to obtain a listing at an inflated price however the potential for sale at an inflated price was not likely to happen. I can't speak highly enough of Mike and his team. I had two other agents for over a year that could not sell my house for whatever reason. I had met Mike previously but decided not to go with him, as he did his research and told me what my house would sell for vs. what it appraised at. It was a bit frustrating but in the end, Mike was right and I wasted a year on Agents telling me what I wanted to hear vs. reality (The house down the road sold for what I was asking and it was 2,000 more square feet and had an 8 car garage vs. 4 that I had). Long story short, I called Mike in early December and told him I would give him a shot. Mike sold my house literally in 8 days in December when nothing was moving, especially at my price point. Well, this entry box asks quite a loaded question. It doesn't ask for a review. It literally says, Tell us how great of a job Mike Roth & the Roth Team did. So here goes... I will tell you what they did that was great. In a hot market for selling homes this was a difficult home to sell. It's a beautiful home on 6 acres, but it is NOT what a typical millennial home buyer would be looking for. No wet bar, no two-story foyer, etc., and the house had some septic and well issues.But it has four fireplaces, three full baths including a sunken whirlpool, in ground swimming pool with cabana, tennis court, outbuildings and the six acres. Still, not your typical home. Very unique and needed just the right buyer. So, toward the end we were sitting on two offers, accepted one, but were considering moving to the second one.HERE is where the Roth Team was GREAT.Rather than sitting back and letting one of the two offers play out, which they could have easily done, they kept showing it, and OMG. Within three weeks of the scheduled closing on offer 1, a showing was done on a Friday evening and by Sunday we had a CASH OFFER with NO CONTINGENCIES. It was a bit low, and Mike brought them up $20K.In the end, that cash offer with no contingencies was used to bump the first offer folks up to accepting no contingencies (mostly well and septic), and the closing date was moved up two weeks.AND the Roth Team suffered a $2,400 reduction in commission, due to the lower sale price (we didn't have to fix the well and septic), yet they never whined about that or even mentioned it. But rest assured we were aware of it and I am confident they were aware too. That's the way the cookie crumbles and they were great about it, making sure they crafted and we accepted the offer that was best for us, the seller.The closing was effortless. My dad did a pre-signing. So, I showed up at the closing about 45 minutes after they had started (as instructed) and in 10 minutes had the check and all the paperwork. I was less than a mile from the bank, so I took a picture of the check and I immediately deposited the check, keeping a copy of the deposit slip.I texted the copy of the check and deposit slip to my dad, and 7 siblings, and it was a celebration for all - us and the buyers - and I assume the Roth Team.It took about five months to sell the beast, but the Roth Team was great by fighting for the best deal for us - right up to the end, and never sat back on any accepted offers just because they had one in hand. They kept showing it and showing it. That's what they did that was GREAT.
